Hale – Evolve at 6 Grand Avenue, Rosehill NSW

PACE Architects was engaged as Lead Architectural Consultant for the construction delivery of Hale’s largest multi-level industrial development at 6 Grand Avenue, Rosehill NSW — a landmark project delivering approximately 49,173m² of premium industrial and logistics accommodation within Sydney’s Central West.

As a preferred multi-level construction architect, Rosehill represents PACE’s fourth major project delivered in collaboration with Vaughan Constructions and Hale. This continuing relationship reflects a shared understanding of the technical, operational and construction challenges associated with this rapidly evolving industrial typology.

PACE is responsible for leading the architectural construction documentation, design development and multidisciplinary consultant coordination, working closely with Vaughan Constructions, Hale, specialist subcontractors and the broader consultant team throughout construction and project delivery.

Comprising 10 flexible industrial units across two warehouse levels, Rosehill is the largest development within Hale’s growing multi-level portfolio. Its scale required the careful integration of architecture, structure, building services, fire engineering and heavy-vehicle logistics to create a facility capable of performing with the efficiency expected of a major ground-level logistics estate.

The development incorporates B-Double access, efficient one-way heavy-vehicle circulation, heavy-duty industrial floor slabs and ESFR fire sprinkler protection, together with a large undercover breezeway providing protected loading and operational areas. A dedicated mezzanine car park and integrated corporate office accommodation further separate vehicle movements and enhance the functionality of the estate.

With warehouse heights reaching approximately 10.8 metres at ground level and 12.2 metres to the upper-level ridge, the development provides the volume, loading capacity and operational flexibility required by modern industrial and logistics occupiers.

Strategically located close to the M4 Motorway and Parramatta, Rosehill responds to significant demand for high-quality industrial accommodation within one of Sydney’s most established and increasingly constrained employment markets.

Sustainability forms an important part of the development strategy, with the project targeting a minimum 4 Star Green Star rating and integrating contemporary sustainability initiatives appropriate to the scale and long-term operation of the estate.
